The satellite township at Noonvati is proposed on a 250 acres site on the banks of River Brahamaputra near Guawahati. The design was envisaged in collaboration with Sanjay Prakash and Associates. Protection of the natural ecology and hydrogeology was the primary thought for developing the township by protecting the slopes on the edge of the river from erosion, using the natural drainage and maintaining the biodiversity and substantial biomass of the site. The site limitations are balanced by prospects complimenting Guwahati’s emergent economy to develop a sustainable plan. With work proposed in two phases, the hillier west zone is developed first with residential, commercial and social infrastructure. The Main road is designed along the slope and provides the backbone for the development. The flatter banks of the east zone is developed as the next phase with cultural and recreation amenities and the town center along the riverfront. The distribution of land use allows for maximum greenery conserving the natural ecology. The total un-built open to sky land constitutes 75 percent of total land.  Energy savings are promoted by providing incentives to utilities and development infrastructure that may be en-cashed in the international carbon trade market. The environmental footprint provides for a reduced solar gain and demand on air-conditioning.
